We consider our business as a profession. The rigors of becoming a licensed appraiser have increased more than ever before. That's why it goes without question these days that real estate appraisal can unquestionably be dubbed a profession as opposed to a trade. As with any profession we have a strict ethical code.

An appraiser's chief obligation is to their client. Normally, in residential practice, the lender (or an agent of the lender) places the order to the appraiser, becoming the appraiser's client. Thereon, appraisers are typically limited to only disclosing their findings to their clients, so as a homeowner, if you desire a copy of an appraisal report, you generally should get it through your lender.

Other obligations include accurate figures appropriate to the nature of the report, reaching and keeping a certain level of competency and education, and naturally, the appraiser must bear a professional demeanor. There are also ethical rules that have nothing to do with clients and others. For example, appraisers must keep their work files for a minimum of five years - something else Sinnen-Green & Associates makes a part of their standard routine.

Finally, the Uniform Standards of Professional Appraisal Practice (or simply "USPAP") explicitly states a violation in ethics as the acceptance of an assignment that is contingent on "the reporting of a pre-determined result (e.g., opinion of value)", "a direction in assignment results that favors the cause of the client", or "the amount of a value opinion" in addition to other situations We diligently follow these rules to the letter which means you can be confident we are working hard to provide an unbiased determination of the home or property value.
